Developer Wanted For 3-Acre Site Along Atlanta BeltLine

Atlanta BeltLine Inc. is canvassing for developers to turn an undeveloped Buckhead parcel into a mixed-income project.

The redevelopment organization issued a request for proposals on Tuesday to land a developer that will turn a nearly 3-acre site at Garson Drive and Piedmont Road near the Lindbergh MARTA station into a mixed-income community with 30% of units reserved for households earning no more than 80% of the area median income, according to the request for proposals released Tuesday

The site, on the banks of Peachtree Creek and along the future path of the Atlanta BeltLine Northeast Trail, is zoned to allow for multifamily, retail, childcare and restaurants.

“The development of our Garson Drive site presents a unique opportunity to bring housing units that will be affordable for a mix of incomes to Buckhead,” Atlanta BeltLine CEO Clyde Higgs said in a statement. “The site represents the intersection of our goals to tackle overall affordability in Atlanta BeltLine neighborhoods and open economic development to all.”

The Atlanta BeltLine purchased the property at 579 Garson Drive in 2020 from Wells Fargo for $900K, well below the market rate, with the intention of using it for housing. The organization is accepting applications through May 1.

“The proposal must include plans for a dense, mixed-income development,” according to the RFP. “Proposals must aim to create as much density as possible, while maximizing affordable units across diverse income levels.”
