Take one CRE vet, one developer itching to get into Atlanta's CRE game, and a Georgia family with lots of land, and what do you get? (Hint: not a souffle.) A pretty massive industrial park. We chatted with Red Rock Developments' John Barker Jr and Burke Holding's Bill Hare (you'll remember him as the founder of the William B Hare Co, which he sold in 2004) about the new Shugart Farms Lake Park Industrial, a planned three-building industrial park in Fairburn that that will be home to more than 2.3M SF. Bill and John are assisting the Shugart family carve out 170 of 2,200 acres for a build-to-suit park (with the facilities ranging from 1.2M SF to 357k SF). With current activity levels, Bill says he hopes to make this project a reality in three to five years. ?But the way the world is now, it's just waking up, things are starting to happen,? he says. | |
This would be Red Rock's first development in the Atlanta metro area. But it's no stranger to mega industrial developments. Over the past few years, SC-based Red Rock has developed 15M SF across the Southeast, including a Michelin facility in Louisville, the 1M SF Harbor Frieght Tools distribution center and Clearwater Paper Corp's 675k SF facility just outside of Charlotte. As for Fairburn, John says the family will likely turn more land industrial (the first phase seen above... you don't wanna know how we got this picture, it involved training a falcon) as time goes on. "This is just the beginning. We have got probably a 10-year pipeline of industrial property we have to develop," he says. |
