s that positive absorption we see? Yep, metro industrial landlords came out of the red in 2010, according to Colliers International data. And that's a huge change for Atlanta's industrial market, which wasbleeding for two consecutive years prior to that. |
The industrial market finished the year with 919K SF in positive absorption. And the turn-around is even more remarkableconsidering Atlanta started Q1 2010 with more than 2M SF of negative net absorption. ?Overall, when I look at everything, there just weren't as many move-outs as there were in previous years,? says Colliers' Scott Amoson. Scott tells us that some big users' sales—including Boles Part Supply and Medline—helped with bigabsorption gains. And Scott expects industrial to continue to be in positive territory in 2011. ?It's going to be modest, but by mid-year we'll know how much positive absorption we'll be having.? |
