CLOROX LEADS TOP INDUSTRIAL DEALS

They leased. They bought. They built their own. And in the end, only one of the Top 10 industrial deals for 2010 made it above the 1M SF threshold. |
As you can see above, there's no need to whitewash the biggest deal. Data compiled by both Colliers International and King Industrial Realty show that Clorox's build-to-suit at Southcreek Industrial Park was far and away the largest industrial deal this year. Second largest is famed shirt-maker Phillips Van Heusen's 851K SF warehouse in McDonough. What's telling about this year's list of top deals is half of the largest leases were under 500K SF—a size that wouldn't have made the list in past years. ?I think deals are smaller in general, and shorter in term,? says King's Charlie King. ?Flexibility? is the operative word in industrial leasing deals today. You may do a five-year deal, but you're likely going to have kick-out clauses well before expiration, Charlie tells us. ?Time is the new coin in the realm.? |
