KANSAS ON PARKING AND PEOPLE

Speaking of coffee, we shared a really good cup with in-town retail broker Gene Kansas of Gene Kansas Commercial Real Estate, pictured here right after our visit to Octane Coffee Bar & Lounge off Marietta Street on the Westside. While talking all things retail real estate (ICSC Southeast starts tomorrow) and radio (he also hosts the monthly Sidewalk Radio on WMLB 1690 AM), Gene brought up an interesting point: Visible parking plays a huge factor as to whether a retail center downtown will be successful: ?If you can't see the parking, then you don't go.? Another factor is the visibility of people: If a consumer can't see other shoppers in the center, then it's likely they won't go inside either. "People naturally gravitate toward where they see people," he tells us. (Which reminds us: Our Atlanta Industrial Real Estate Summit on Nov. 30 will have lots of people.) |
