The crowd above may have been a little surprised to hear that major institutional investors no longer view Atlanta as a core commercial real estate investment market. That's at least according to Hines Interests' Kurt Hartman, whose comments came during Bisnow'sBreakfast & Schmooze "How Goes Midtown?" event Oct. 27. The problem is with stagnant rental rates—institutions seek long, stable cash-flow growth over time. In Atlanta, net rents are actually lower today than they were 10 years ago, Kurt says. ?It's hard for institutional capital to look at a rent stream that is actually decreasing over time,? he says. |
