The appetite for medical real estate is still holding up. At least that's the results of Ackerman & Co's Andrew Murphy as of late. | ||
Andrew and his partner Spencer Coan have sold some $80M in MOB sales in recent weeks, including a 202k SF MOB in Michigan that fetched $52M (by Healthcare Trust of America), the sale of Camp Creek Medical Plaza III for $9M purchased by Heathcare Trust of America, and Alpharetta Medical Center, 30k SF MOB off Upper Hembry Rd, which was purchased by Senior Housing Property Trust for $8.65M. "Cap rates continue to compress, or stabilizing at a level that historically we haven't seen since the last cycle," Andrew says. This past year, MOBs have attracted institutional buyers and REITs who are able to pay all cash, but Andrew says he expects more leveraged buyers in the market next year. Andrew?s current listings are taking him outside the state as well. The team has listed a 72k SF MOB in Hattiesburg, Miss. that is more than half leased by Forrest General Hospital for $15.5M and another MOB in Charlotte leased by Novant Health (Novant Medical Center), which is listed for $7.5M. | ||

PointOne Holdings, in a JV with Biscayne Atlantic, has purchased Cobblestone Flats, a 240-unit apartment complex in Ellenwood for an undisclosed sum. The new owners will rebrand the property as The Oaks at Ellenwood. | ||
