Tishman Speyer Unveils Three Alliance
Tishman Speyer has parted the curtain on the third Alliance Center tower. And it's all glass. (It doubles as a full length mirror for Godzilla.)
We gotta give credit where credit's due, and Curbed Atlanta brought to our attention that Tishman Speyer has released images of its proposed Three Alliance Center on its website. It's a 500k SF Buckhead office tower that “will feature Atlanta's first faceted glass curtain wall system offering panoramic views of Buckhead and neighboring submarkets,” according to the website. (So if you're in Buckhead, don't do anything you wouldn't want people to see.)
Tishman's experience with Alliance Center has been a study of Atlanta's real estate highs and lows. It sold Two Alliance Center in 2012 for more than $150M to Highwoods Properties, one of the highest prices paid for Atlanta office. But it faced problems with its loan on One Alliance and eventually sent the $165M loan back to special servicer Orix Capital last year. Tishman's marketing of the new tower comes at a time when the slew of new office buildings in Buckhead from the early 2000's are pretty much leased up, and even Buckhead's stock of Class-B properties has tightened.
