Let's take a quick eye test. Here are  three visions for The Gulch. Forest City Enterprises, Cousins Properties, and Integral Group—who have been tapped by the city and transportation department to offer master plans  for the much-hoped for transit hub development on 120 acres next to the Richard B Russell Federal Building downtown.

We spoke with Integral president Art Lomenick, recently hired from Parson Brinckerhoff for his   experience with  mixed-use  and  transit-oriented  developments. Mixed-use ?is clearly part of the culture,? Art tells us. ?Those trends are going to keep happening, maybe not because of social conscience, but because of necessity.? The trend, nationwide, is for a revival in urban living. And with that comes the demand for mass transit and the ability to not use cars, he says. (It's the powerful scooter lobby flexing its muscle.) Integral's next projects could be in Dallas and Denver, where the company redeveloped the Five Points project into a mixed-income community, Art says.
