WELLSTAR HOSPITAL EXPANDS

| This morning, we snapped the rising outpatient pavilion, a 130K SF MOB connected to the Kennestone Women's Center. Meadows & Ohly's Joe Young (his firm's developing the $35M project) tells us the building's already 90% leased, with 65% going to Kennestone hospital itself, including offices for affiliated physicians (though Kennestone doesn't own the facility). Meadows & Ohly is the general partner, and physician tenants, along with other Kennestonephysicians, are the limited partners. Kennestone's outpatient surgery center will move from the hospital to the fourth floor of the new building once completed by the end of this year. Joe says the reason has to do with patient processing: When outpatient is kept separate from the regular hospital environment, patients are processed through faster, allowing for more patients to be treated. |
