This Week's Atlanta Deal Sheet: Boler Plans 1.9M SF Warehouse Park South Of Atlanta

Nearly four months after launching his own firm, Greg Boler is going big for his debut industrial project.

KMT Partners is looking to build a 1.9M SF warehouse complex on 191 acres along Georgia Highway 92 in South Fulton just off Interstate 85, according to a development of regional impact application with the Georgia Department of Community Affairs. The department reviews potential developments that could have a regional impact on infrastructure. 

Boler founded KMT over the summer after stints with Bridge Investment Group, Transwestern and JLL.

“I just want to be able to go after [development] opportunities with less restrictions and more around what would I have a conviction for and can support and work with the partners that I want to work with,” he told Bisnow in June about the new venture.

Boler didn't respond to a request for comment. KMT plans to deliver the project, which is planned to include parking for up to 950 vehicles, in January 2029, according to the application.

DEVELOPMENT

Florida-based Kolter Urban is looking to build a 19-story, 200-unit condominium next to the St. Regis Atlanta hotel in Buckhead, the Atlanta Business Chronicle reported. The 3-acre site at 102 West Paces Ferry Road is currently home to a small retail strip center.

This is Kolter’s third condo project in Metro Atlanta. The firm is wrapping up construction of the 18-story The Dillon on Peachtree Road, which is close to being sold out, the ABC reported.

The Cobb-Marietta Coliseum & Exhibit Hall Authority is moving forward with the renovation and expansion of the 320K SF Cobb Galleria Centre, its convention venue in Marietta, What Now Atlanta reported

Plans call for developing a new two-story entryway, a junior ballroom, two outdoor courtyards and gardens and 13K SF of additional meeting space. The authority also plans to raze the Galleria Specialty Shops retail portion and second-floor meeting rooms, per What Now Atlanta. The convention center currently has four exhibition halls, 20 meeting rooms and a grand ballroom. 

The authority tapped Holder Construction Co. for the project and Rule Joy Trammell + Rubio as the architect.

LEASES

Pickleball franchise Dill Dinkers leased 36K SF at 1200 White St. in Atlanta’s West End for its debut pickleball venue in the metro area. The 212K SF building along the Westside BeltLine trail is being transformed by its owners, Ackerman & Co. and Baltisse, into a mixed-use facility. 

Ackerman’s Suzanne Shank and Kelly Wilson brokered the deal for the landlords.

South College signed a 39K SF lease at Parkway One, the 12-story, 230K SF tower in the Cumberland/Galleria submarket. The for-profit educational institution plans to open its doors in the second quarter of 2025.

Normandy Partners’ Jim Caswell and JB Gay represented the landlord, The Simpson Organization, while Cushman & Wakefield’s Travis Jackson and Larry Downey represented the tenant.

HNTB is building out nearly 70K SF in its new leased digs at 14th + Spring, the 324K SF building in Midtown now owned by Shorenstein Properties, Bisnow first reported. It is the debut tenant in the 12-story office building, which was developed by Greenstone Properties and Goldman Sachs.

SALES

Atlanta-based Hendon Properties purchased East Cobb Station, a 206K SF shopping center at 1355 Roswell Road in Marietta for $23.4M from an LLC attached to Stream Realty Partners, according to sales records listed in the Atlanta Business Chronicle. 

Tenants include Goodwill, Planet Fitness and Big Lots, according to the Reonomy database. Stream purchased it in 2015 for $17M.

Emory University purchased 12 Executive Park Drive, home of its Emory Brain Health Center in Atlanta, for $17.6M from the REIT Government Properties Income Trust, according to a listing in the ABC. 

PERSONNEL

Danny Granot has joined Savills as executive managing director in Atlanta, moving from the firm in which he shared the name, Joel & Granot, Bisnow first reported. Granot’s move comes as former Vice Chairman Chris White departed the company, he told Bisnow. White said his resignation was unrelated to Granot’s arrival.
