This Week's Atlanta Deal Sheet: Data Center HQ Takes Central Perimeter Sublease
An Atlanta-based data center operator is taking a Central Perimeter sublease from an actuarial service.
DC Blox has secured an 8K SF sublease with Horizon Actuarial Services at 1040 Crown Pointe, the 18-story, 274K SF tower across from the MARTA Sandy Springs Station. The Atlanta-based data center company operates data centers in seven markets, including Atlanta and Myrtle Beach, South Carolina.
The firm’s current headquarters is at the Pacific Century Tower located off Interstate 85 and North Druid Hills Road, according to its website.
Newmark Senior Managing Director Frank Clementi and associate Zachary Gatch brokered the deal for DC Blox.
LEASES
Accel-KKR, a private equity firm, has leased 24K SF at Galleria 300 in the Cumberland/Galleria submarket, expanding from an 8,500 SF office at The Medici building in Buckhead.
Colliers Senior Vice President Andrew Walker represented Accel-KKR in its lease negotiations with Piedmont Office Realty Trust. The firm is expected to move into the space by August.

HVAC company Daikin Applied Americas Inc. inked 16K SF at the 450 Building at Cobb Corporate Center, pushing the 200K SF property to 96% leased.
Cushman & Wakefield Director Greg Dickerson represented Daikin while Lincoln Property Company Southeast senior leasing associate Seabie Hickson, Vice President Matt Fergus and Senior Vice President Hunter Henritze brokered the deal for the landlord, TerraCap Management.
SALES
A partnership of four real estate investors sold the final piece of the shopping center portfolio they picked up two years ago. Coro Realty Advisors, Pope & Land Enterprises, M&P Shopping Centers and Atrium Group–Holland sold Brookside Station, a 24K SF shopping center off Old Milton Parkway in Alpharetta.
The price and buyer weren't disclosed. Coro and its partners purchased the property in 2020 for $6.7M, according to Fulton County property records. The partnership sold Town Center Oaks to a private buyer and Mansell Oaks to Mimms Enterprises last year.

Patterson Real Estate Advisory Group has promoted Austin Smith to director and Jordan Johnson and Dylan Suth to associate directors. The trio has engaged in more than $7B in real estate transactions over their time at Patterson.
FINANCING
ARC Multifamily Group secured a $62.4M bridge loan from a life insurance company through CBRE for its $88.4M acquisition of The Blakely, a 420-unit apartment complex in Pendergrass, Georgia, from Green River Builders.
CBRE Senior Vice Presidents Charlie Clark and Blake Cohen arranged the financing for the complex an hour northeast of Atlanta.
ASSIGNMENTS
La Cosecha IV tapped Lincoln Property Company Southeast Senior Vice President Walt Davis to lease the Shops at Towne Lake in Woodstock. The 77.7K SF shopping center is anchored by Sprouts Farmers Market and includes Tuesday Morning, LabCorp and La Parrilla Mexican Restaurant.
