This Week's Atlanta Deal Sheet: Swiss Logistics Tech Firm Opening U.S. HQ In Dunwoody

A logistical robotics and software provider is basing its North American headquarters in the wooded Terraces office park in Dunwoody.

Swisslog leased a full floor, roughly 26K SF, at North Terraces, the 11-story, 535K SF building in Central Perimeter. North Terraces is part of the two-building Terraces campus that includes another 533K SF office building just across the road from Perimeter Mall. 

"Atlanta has become a leading global center for the supply chain, home to distribution centers, offices and headquarters of some of the largest companies in the supply chain industry," Swisslog Americas CEO Sean Wallingford said in a statement.

JLL's Glenn Aspinwall and Brooke Dewey represented the building's owner, MetLife. JLL's Brennan Koslow represented Swisslog. 

LEASES

Newell Brands inked a 180K SF lease at Concourse Corporate Center’s Queen Building for its new headquarters. The company, the maker of Sharpie pens, is moving from its current home at 6655 Peachtree Dunwoody Road.

Cushman & Wakefield’s Andy Sumlin, Caroline Nolen and Jillian Bailey represented the landlord, Building & Land Technology. Cushman & Wakefield’s Joe Garvey, Kirk Diamond, April Parrish, Erin Smith and Steven Taylor represented Newell.

Luxury watch brand Rolex is rolling into Lenox Square with a new 3,300 SF retail store, according to a permit filed with the city of Atlanta. The mall’s landlord, Simon Property Group, filed an application to build out the store for $600K.

ASSIGNMENTS

B Group Capital Management tapped Lincoln Property Company Southeast’s Matt Fergus, Seabie Hickson, Michael Howell and Gil Russell to lease Ameris Center, the two-building, 532K SF office complex in Buckhead at 3490 and 3500 Piedmont Road. B Group recently purchased the property for an undisclosed sum. The previous owner was Angelo Gordon, according to Fulton County records.

The Georgia World Congress Center Authority has hired Fuqua Development and Pope & Land to repurpose an 11-acre parcel called the Home Depot Backyard, the Atlanta Business Chronicle reported

The site, which could see up to 250K SF of commercial development, connects the Georgia World Congress Center to Mercedes-Benz Stadium and the Signia by Hilton Atlanta hotel, according to the ABC.

SALES

Ashford Hospitality Trust has offloaded three Atlanta-area hotels to two different buyers.

Baywood Hotels bought the 85-room Hampton Inn Lawrenceville, while Pulse Hotel Group acquired the 86-room Fairfield Inn & Suites and the 90-room SpringHill Suites Atlanta Kennesaw.

Pulse paid $17.1M for the two hotels, and Baywood paid $8.1M, according to a Securities and Exchange Commission filing. Hunter Hotel Advisors Senior Vice President David Perrin represented Ashford.

Atlanta Financial Center in Buckhead

FINANCING

Sumitomo Corporation of Americas extended its $150M loan on the Atlanta Financial Center, a 915K SF highway-straddling office complex in Buckhead, Bisnow reported. Crédit Agricole Corporate and Investment Bank, the banking arm of Crédit Agricole Group, drafted the original loan. It is unclear if the bank remains the holder of the modified loan. Sumitomo paid $222.5M for the complex in 2016.

PERSONNEL

Partners Real Estate, which just established its Atlanta office, hired Chad Koenig and Katelyn Fabian from Cushman & Wakefield as partner and vice president, respectively, the ABC reported

The duo will be working with former Cushman & Wakefield executive John O’Neill, who was tapped by Houston-based Partners earlier this year to head up the Atlanta office and lead its Southeast expansion. 

DEVELOPMENT

Cobb County School District is looking to develop a new event facility at 650 S. Cobb Drive and 460 Glover St., according to a Development of Regional Impact application.

The facility, on a 10-acre site in Marietta, would have a 148K SF arena with up to 8,150 seats and a 49K SF conference center with a banquet room, according to the application.

Satellite Commercial Properties is planning to develop a 115-room Element by Westin hotel at 2140 Satellite Blvd. in Gwinnett County, What Now Atlanta reported. The extended-stay Marriott brand would rise five stories and span 79K SF.
