This Week's Atlanta Deal Sheet: Talent Agency Opening First Atlanta Office

A talent agency that counts Ewan McGregor, Chris Pratt, the Jonas Brothers, Post Malone and Stacey Abrams among its clients is opening its first Atlanta office in an adaptive reuse project in Midtown.

United Talent Agency has inked a deal for nearly 20K SF at the 1401 Peachtree St. building at Boundary, Parkside Partners’ three-building adaptive reuse project in Midtown. The move follows an announcement last year by UTA that it intended to open an Atlanta office that will house all of the agency’s 40 divisions, from film and television to gaming, sports, music and podcasting.

JLL Executive Vice President Jeff Heller represented UTA in the deal. UTA is looking to build out office space on the first floor and basement at the Boundary for more than $4M, with Leapley Construction acting as the general contractor, according to a series of applications with the city. 

UTA also plans to house a public museum at its office, featuring artwork from local artists, the Atlanta-Journal Constitution previously reported.

Investors Management Group purchased The Columns at Vinings, a 320-unit apartment complex in Vinings, from ECI Group for an undisclosed price. ECI purchased The Columns at 1900 Tamarron Parkway in 2017 for $39.8M and rehabilitated it, according to Cobb County property records, which appraised the complex at more than $51M. Cushman & Wakefield Executive Vice Chairman Mike Kemether and Executive Director Travis Presnell brokered the sale for ECI.

Ridgeline Capital Partners purchased a portfolio of fully leased medical office buildings in three states, including three in Georgia, for $22.5M from Platform Ventures. The buildings in Georgia include 3620 Martin Luther King Jr. Drive in Atlanta, 2669 Church St. in East Point and 2494 Second St. in Macon. The other buildings are located in Pasco, Washington, and Twin Falls, Idaho.

JLL Managing Director Brannan Knott, Senior Managing Director Alex Sharrin, Director Alex Geanakos, associate Jeffrey Cicurel and analyst Will Bowater brokered the sale.

LEASES

Atlanta microbrewery Elsewhere Brewing is opening a second location at Third & Urban’s Westside Paper adaptive reuse project. The 2,900 SF space will function as a taproom and restaurant and include an outdoor patio at 950 West Marietta St. Elsewhere will maintain its Grant Park-area headquarters and brewery.

Westside Paper, which is co-owned by FCP, includes 245K SF of commercial space across from the King Plow Arts Center in Midtown’s Westside.

ASSIGNMENTS

Transwestern Senior Managing Directors Chip Roach, Zach Wooten and Stephen Clifton have been tapped by the ownership of the 2.3M SF Peachtree Center complex in Downtown Atlanta to lease its office space. Last month, SitusAMC took over the property out of foreclosure from Banyan Street Capital.

Bridge Commercial Real Estate has selected Colliers Senior Vice Presidents Jessica Doyle and Heather Lamb to lease a four-building, 750K SF office portfolio in the affluent North Fulton County submarket. The buildings include Royal Centre Three and Four as well as Brookside I and II on Brookside Parkway.
