Ackerman, JV Partner Pursuing E-Commerce Targeted Warehouse Project In North Georgia

After two big industrial hits in the past year, Ackerman & Co. is gambling yet again on a massive amount of new warehouse space in North Georgia.

Ackerman, in a joint venture with The Yates Group, filed plans with the Georgia Department of Community Affairs for a more-than-2.8M SF manufacturing and distribution campus in Braselton. If approved, the developers plan to launch a 1.2M SF speculative distribution center aimed at e-commerce fulfillment at 1225 Josh Pirkle Road, just off Georgia 53 and Interstate 85, The Yates Group Managing Principal Todd Yates said.

“We think there's a lot of demand in the northeast, and there are [few] sites,” Yates said.

This would be the third helping of distribution space aimed at the burgeoning e-commerce delivery industry, a segment that has put industrial real estate into a renaissance, in Metro Atlanta and beyond.

Last February, Ackerman inked a deal with Petco to fill an existing warehouse it owned called Braselton 85 Distribution Center. This past summer, Ackerman and Yates signed a 10-year deal to completely fill its 1M SF spec warehouse at Braselton Logistics Center with shipping supplier Uline.

Yates said the developers are targeting to break ground on the latest project, which will have 40-foot ceiling heights, a feature attractive to e-commerce providers, by March, with a delivery in 2019.
