Grand Ambitions: Georgia Developer Plans 18M SF Warehouse Development

A Georgia developer is planning an industrial and mixed-use development of nearly unprecedented size about 45 miles south of Midtown Atlanta. 

Falcon Design Consultants and developer Doug Adams filed a master plan to rezone 1,225 acres to allow up to 19 buildings that would comprise 18M SF of warehouse space, the Atlanta Business Chronicle reports. Adams, who also controls Havenwood Grading and Pipeline and Simpson Mill Development Inc., is doing business for the project under LGS Industrial LLC.

The land on which the development would sit is owned by William Lovett Fletcher Jr., according to the rezoning application with Butts County, where the parcels sit. In addition to the 18M SF of warehouses, Adams proposes 110 acres of commercial space and 89 acres of residential, where single-family housing would be built, according to the ABC.

The developers also filed a Development of Regional Impact report, according to the ABC, where they called the project River Park and stated it could take more than 20 years to build.
