Seven Oaks Pivoting To Multiple Warehouses In Chamblee

Atlanta-based Seven Oaks Co. is scrapping plans to develop a single last-mile distribution facility in the city of Chamblee and instead plans to develop multiple smaller warehouses after the developer lost an unidentified tenant.

Seven Oaks filed amended plans with the city of Chamblee to develop five warehouses totaling 256K SF on more than 23 acres at 3311 Catalina Drive, just off Chamblee Tucker Road and across from DeKalb-Peachtree Airport, the Atlanta Business Chronicle reported.

The project is a revision of one previously approved, in which Seven Oaks planned to build a 103K SF last-mile industrial facility with more than 675 parking spaces for an unidentified tenant, according to documents filed with Chamblee. That tenant pulled out of the project earlier this year because “the facility was no longer needed at this point in time,” Seven Oaks said in the planning application.

Calls to Seven Oaks principal Bob Voyles were not returned as of press time.

This is the latest project for Seven Oaks in Chamblee. In November, the developer began work on the $10M redevelopment of 2135 American Industrial Way, a 36K SF warehouse in Downtown Chamblee, that will be transformed into offices. The developer is going before Chamblee planners on Dec. 1 for approval of the revised distribution center project, the ABC reported.
