Seefried, Prologis Headed To Buford With Big Projects
Seefried Properties has set its sights on Buford for its next Atlanta project. Seefried, in a JV with Clarion Partners, just purchased 43 acres along GA Highway 20, near the I-85 and I-985 split, for a two-building, spec industrial project that will total 443k SF.
Called Buford Mill Distribution Center, one building will be 250k SF and the other 180k SF in a submarket that has only a 4% vacancy rate, says Seefried's Doug Smith. Both buildings should deliver in spring 2017.
Seefried isn't the only developer that apparently sees the prospects of Buford. Prologis has just filed a development of regional impact plan with the Georgia Department of Community Affairs to develop a 1.4M SF light industrial project on more than 200 acres in the City of Buford.
Prologis' Adam Terrell filed the application, but could not be reached for comment. According to documents, the project—at the corner of Verona Avenue and Roy Carlson Boulevard off Buford Highway—will also include 40k SF of retail and commercial space. It's unclear whether Prologis plans to go spec on what is called Longacre Development or if there has been any preleasing, but documents list the build-out as 2036.
