Another Crown Jewel For Goldkist Owner?

The company that recently purchased the former Goldkist HQ site is hungry for more. Crown Holdings Corp--via its Duke Land Group affiliate and led by Blair Schlossberg--has unveiled plans for a $500M, 104-acre mixed-use project called Riverwalk Village off Old Alabama Road in Roswell that could include 1,500 units in housing (a mix of multifamily and single family), 490k SF of retail and restaurant space, 1.7M SF of office space, a 200-room hotel and another 200k SF of “civic” space, including children's language development school The Swift School. It's on the scale of other recent mega-developments in Metro Atlanta, Avalon and Buckhead Atlanta.

The site, next to the Chattahoochee River, is the same one eyed by Charlie Brown for a mini-city development earlier this decade. Half the acreage would be reserved for greenspace--creating a mini-greenbelt that would connect the City of Roswell to the development, including lining an existing lake with a boardwalk, and creating new channels that will run through the development. Crown purchased the site two years ago off the Chattahoochee River (seen here, as we drink a cup of coffee and relax) and has been drafting plans that would appeal to the nearby neighborhoods, Blair says. And as Atlanta's economy picks up, Blair sees demand in Roswell among retailers and office users that could spark a start to this project sooner rather than later; retail will probably be the first phase to kick off.
