Loudermilk Begins To Raze Old Buckhead Offices

Loudermilk is readying its prime Buckhead site for its boutique office building as potential leasing velocity picks up. Loudermilk Cos has begun razing the existing 30k SF office building at 359 East Paces Ferry Road, as seen here. Loudermilk hopes to redevelop it into 359 East Paces, a 125k SF boutique office mixed-use tower in the heart of Buckhead Village.

We spoke with Loudermilk's Charlie Loudermilk, who says the firm is already in talks with a number of tenants, including State Bank & Trust, which occupies the company's building at 415 East Paces Ferry Road. The bank has a couple of years left on its lease, and Charlie says the company is in discussion to move it into a key space at the new project. There are a number of other office leases out for signature, but Charlie declined specifics. Loudermilk has tapped Cushman & Wakefield's Andy Sumlin and Porter Henritze to market the space. Still, the next big hurdle for Charlie is construction financing to begin development of the project. "We're in the process of that right now," he says. "We've received some leasing traction, so we're on track."
