Metlife, Lincoln Dust Off Alpharetta Ambitions
In a nearly decade-long quest for mixed-use in Alpharetta, Metlife and Lincoln Property are cleaning up plans to attract a little more office. The two companies refiled plans with state watchdogs for what they're calling "innovation mixed-use," a proposed office-centric development that could include 751,500 SF of office, 75k SF of retail and 30,700 SF of restaurant space, 414 units of apartments, a handful of condos and a 200-room hotel along Lakeview Parkway near Haynes Bridge Road and GA 400. Officials with Metlife and Lincoln did not return calls seeking comment, but sources familiar with the project say this is the latest iteration of long-simmering plans by Metlife for the property. It was originally called Peridot (with now outdated renderings designed by Pieper O'Brien Herr Architects here).
But with Avalon just north of the property, and MARTA eyeing plans to extend rail line along 400, sources say Metlife could see an opportunity to remarket the site toward a more technology-centric office environment. Hence, partly, the name change. The project still needs full approval from the City of Alpharetta later this summer.
