Brand, Fuqua Seeking Go-Ahead For Gwinnett Apartment Projects

A Gwinnett County-based developer is gunning for another apartment project in the Duluth area.

Brand Properties is taking its proposal for a new apartment complex at the corner of Sugarloaf Parkway and Duluth Highway to the Gwinnett County Board of Commissioners.

Brand Properties is proposing a 194-unit apartment complex right by the Gwinnett County Infinite Energy Center. So far, the project has the blessing of the county's planning and development commission, the first step developments need for a full commission vote, which is scheduled for Tuesday evening.

This would be Brand's second new apartment project in Gwinnett. The developer is underway with a 300-unit garden-style project at the intersection of Peachtree Industrial Boulevard and Reps Miller Road in Peachtree Corners.

Brand is among a host of developers eyeing new apartments outside of Atlanta's city limits, where most of the new development has taken place this cycle. Brand CEO Brand Morgan previously told Bisnow skyrocketing land and construction costs are pushing developers farther outside the Metro Atlanta area.

The area around the Gwinnett arena is experiencing a surge of development in particular. North American Properties is underway with a massive mixed-use project called Revel on the arena property itself that will include retail, housing and hotels.

Fuqua Development is pursuing a mixed-use project with hundreds of apartments in Gwinnett, a project the commission will also vote on Tuesday. Called The Exchange @ Gwinnett, the project is expected to include a 380-unit apartment complex, a 120-unit senior living facility, a 123-room hotel and retail, including an outdoor golf driving range with dining options, near the Mall of Georgia off Buford Drive, according to county documents.
