The Pad On Harvard Developer Gets New Partner, Eyes More Condo Projects
With a new partner in tow, Windsor Stevens is pushing further into the for-sale condominium and townhome market.
The firm recently announced plans to launch The Gordon, a 56-unit mixed-use condominium community off Chamblee-Dunwoody Road near the Chamblee MARTA Station. This is the latest for-sale product by the Atlanta-based developer, which in 2015 launched with The Pad on Harvard, an apartment community that was College Park's first new multifamily development in 40 years.
“We think for us, there's a niche in the market for condos,” Windsor Stevens Managing Partner Rod Mullice said. “For-sale product has outperformed all classes of real estate in the COVID environment.”
Mullice said he also recently hired Lester Simpson as a partner and “heir apparent” to the company. Simpson is slated to lead Windsor Stevens' investment and development strategies moving forward. Mullice has no immediate plans to retire, he said.
Previously, Simpson worked for Wharton Equity Partners as well as Axiologic Solutions and Booz Allen Hamilton. Mullice said the firm is eyeing sites near Georgia Tech for new condominium projects, with more “intimate” projects between 30 and 40 units each.
