Guess What's Going Spec on the Beltline?
The Beltline's latest announced project isn't multifamily. It's office, and it's going spec. (Can we at least take a nap in the custodian's closet?)
We spoke with Pimsler Hoss' Randy Pimsler and Cross-Town Realty's Jason Eden (here) about plans for The Willoughby, a 59k SF, four-story office building at 746 Willoughby Way. Randy is the architect, Jason is leasing and marketing the project, and Tecton will develop.
Randy (right, with Small Carpenters at Large's Danny Feig helping to restore historic markers last month in the Edgewood-Candler district) says the group should begin construction in January with delivery by 2016. And Jason says the building will be marketed toward smaller companies, startups, and tech firms. “We're trying to keep the suite sizes relatively smaller,” Randy says (from 2,000 to 15k SF, although multiple floors will be marketed toward single tenants). The building will be connected by gigabit-speed Internet. And Jason says each suite will have its own shower and restroom; since it's on the Beltline, “People can bike to work or go biking at lunch time.”
