Chamblee warehouse is set to be turned into an office project as part of the city's efforts to revitalize its downtown.

Seven Oaks Co. and Packard Capital have begun to redevelop 2135 American Industrial Way, a 36K SF warehouse on 2 acres in Downtown Chamblee. The $10M project is expected to deliver in June 2022, according to a press release. The redevelopment is part of the first phase of the Chamblee Town Center project, which includes plans by The Worthing Cos. to redevelop 3.7 acres and an automotive repair shop into a mixed-use project that includes 241 apartment units and a parking deck called Chamblee City Heights.

“2135 will appeal to businesses that desire walkability to nearby amenities, including restaurants such as Southbound and BlueTop along with convenient access to nearby diverse neighborhoods, arterial roadways, and MARTA," Seven Oaks principal Randy Holmes said in a statement.

The project is expected to include an outdoor seating area, dedicated food truck parking and a 1,200 SF covered patio. Atlantic Capital Bank is financing the construction, and Seven Oaks has tapped Cushman & Wakefield Executive Managing Director Aileen Almassy and Managing Director Andy Sumlin to lease the property.
