Sumitomo Offering Flex Office At Atlanta Financial Center

Another prominent office landlord is testing the waters on more spec suites amid the changing dynamics of how Americans work in a pandemic.

Sumitomo Corp. has tapped Transwestern to market “Go Suites” at Atlanta Financial Center in the heart of Buckhead. The program is transforming more than 37K SF into short-term, flexible office space on the mezzanine and first floors of the tower that straddles over Georgia 400.

The office spaces range from 300 SF to 7K SF.

“This alternative to coworking space is ideal for companies seeking affordable office space in a Class A building with a prominent Buckhead address,” Transwestern Vice President Will Frankum said in a release.

Sumitomo is not the first to dip into the flexible office market waters as a landlord, independent of leasing to a coworking firm like WeWork or Industrious. Recently, North American Properties launched a flex program called “Flip The Switch” that offers more than 23K SF of pre-furnished office space at Colony Square, with lease terms between six and 18 months.

“We were seeing a trend toward pop-ups and shorter lease terms in office and retail real estate before COVID-19,” NAP Managing Partner Tim Perry said in a release. “The pandemic has dramatically accelerated this trend and introduced new concerns for employers.”
