Titan Puts Another 187K SF Industrial Space Into Austin-San Antonio Corridor
Titan Industrial Park is adding another 187K SF of light industrial space to its project in Schertz, hitting the halfway point in a project that will ultimately bring 1.9M SF to the industrial market.
"A project of this scope is meaningful real estate for the people in the surrounding communities. Our tenants are the businesses they utilize day-to-day, even though they may not realize it,” Titan Development Chairman of the Board Kevin Reid said in a release last week. “There is need in the market for tenants needing 20K to 40K SF of space. Titan Industrial Park will be a great source of economic development and job growth for the San Antonio area.”
The presence of Amazon’s fulfillment facility in San Marcos adds to the cachet of the Austin-San Antonio corridor along Interstate 35. Demand for small- and large-scale distribution also remains strong, said David Welch of Atlanta-based Robinson Weeks Partners, which has served as developer of all phases of the Titan project.
Titan already has 640K SF of light industrial space on the ground, which is 88% leased. A third building, totaling 360K SF, is slated to be completed by Nov. 1. The fourth building is described as a “multi-tenant, state-of-the-art, light industrial building with an abundance of glass for natural lighting, 30’ clear height, rear docking/truck court with trailer parking and extensive automobile parking.”
In addition to Titan Development and Robinson Weeks Partners, the project team consists of Reid & Associates, Beaty Palmer Architects, Civil Engineering Consultants and Colgalzier Properties, all based in San Antonio.
