USAA Real Co and Crimson Break Ground on Dynamic Duo
Crimson and USAA Real Co are kicking off the year with a groundbreaking—the partnership just started construction on Aspen Lake Two, a Class-A office building in northwest Austin.
Gensler’s Kristopher Stuart spearheaded design of the 129k SF property, which is 54% pre-leased to Q2ebanking. That leaves 59k SF on the first and second floors, with expansion options in the next phase of development. The two buildings (Aspen Lake Three will be next) are mirror images designed to work in tandem. (Dibs on calling them Aspen & Costello.) The property has very large 35k SF floorplates, Kris tells us, and 9.5 to 11.5 foot ceilings.
The two buildings will have a pedestrian plaza and motor court between them, and the first floor of Aspen Lake Two will be undercut to provide a shaded pedestrian area. It’ll deliver in fall 2015 at the intersection of Lake Creek Parkway and Pecan Park Boulevard (just east of Highway 183). Patrinely Group is developing the building, Aquila Commercial will handle leasing, and Harvey Builders is the GC.
