Yesterday, MacKenzie Commercial Real Estate principal Tom Fidler (who's marketing it with Joe Bradley) told us the city created the Integrated Business District zoning for the area around Cal Ripken Stadium and HEAT Center. It's been tied up in years of planning for a Presbyterian Home of Maryland continuing care retirement community (now looking for Harford County space beyond city limits). Targeted development includes three big-box retailers, 100k to 200k of commercial use, and the rest residential. The search for a buyer starts with institutional investors. 12 to 18 months of design and entitlement work mean the best hope to lay some bricks would be fall 2013. |
