At a broker event for St. John's 100k SF Baltimore Gateway at 3700 Koppers St, here's Maryland Department of Business and Economic Development's Gary Ventry, St. John Properties' Jerry Wit, and NAI KLNB's Joe Nolan. Jerry says his company is putting $8M into the vacant building to turn it into what it believes is Baltimore City's only Class-A building with this many free parking spaces (500). The likely tenant pool (other than RV dealerships) are medical because of all the nearby hospitals. He says it also provides a suburban office feel with a city address (appealing to companies that need to be in the city for funding, grants, or employment purposes). Joe's smiling because his son, who just graduated from college, has switched from the Nolan to the Morgan Stanley payroll. |
