Baltimore's office sector posted positive net absorption for the third consecutive quarter in Q2 2011. Reis analyst Brad Doremus tells us it's the first time this has happened since Q3 2007 through Q1 2008. The large increase in Q2 was surely boosted by the 259k SF of new space that came online in those quarters. As a result, the metro?s vacancy rate remained flat despite the highest increases in occupied stock since Q1 2008. Meanwhile, the vacancy rate dipped slightly in Q1 given the uptick in demand and lack of additional supply pressure. New absorption should pick up substantially after 2011, nearing totals seen in the mid-2000s. |
