Yesterday, JLL research guru Patrick Latimer told us his latest stats show the availability of large blocks (over 50k SF) of Class-A space has shrunk, especially on the Pratt Street Corridor. (Soon it'll be so small he'll only need one computer.) Big tenants are vacating older buildings and tenant activity is ?focused on newer construction and renovated space,? he says, which creates challenges for owners of older product. Backfilling the space tenants like PNC vacated downtown will take time, and he can see no catalysts for significant local private sector growth. As such, Patrick thinks absorption in the CBD will be flat through 2012. The silver lining? BWI, Columbia, Anne Arundel, and any other area impacted by BRAC should see (some) growth.
