Big Port Winner
B&E Storage’s lease of a 294k SF warehouse (including 6,000 SF of office) at the port’s old Western Electric facility at 2500 Broening Hwy signals corporations’ comfort with the city, says C&W’s Michael Elardo (flanked by colleagues Michael Kimmel and Jared Ross, who also repped the tenant). B&E, a long-time Baltimore company, is relocating from Jessup, and its next-door neighbor is Amazon. CBRE’s Justin Mohler, Bill Pellington, Adam Weidner, and Toby Mink repped the landlord, Pointe Breeze LLC.
Michael also tells us the deal indicates the attractiveness of Class-B near the port. B&E wanted three things: direct access to the port (it’s 100 feet from the entrance, if you need a quick daytime dip to get out of this heat), outside storage, and rail access (Canton Railway is building a new spur that’ll go right up to the building). Michael also says the 240k SF, Class-B, single-tenant space B&E is leaving should draw attention, considering its location near the Maryland Food Center Authority and minimal availability of 200k SF blocks of industrial.
