HOW MOBs ARE LIKE COLLEGE KIDS
August 16, 2012
It's the enduring question: to be located on campus, with the discipline and prestige of the resident institution, or off campus, with the freedom to do whatever the heck you want. |
HCP's Christian Weber (on vacation in Naples, Fla., last month) tells us his REIT owns two MOBs near Baltimore: the 69k SF 7501 Osler Dr in Towson, which is connected (via a parking garage) to St. Joseph Medical Center, and the 38k SF Dorsey Hall Medical Center in Columbia, five miles from Howard County General. Christian, who'll speak at Bisnow's 2nd Annual Baltimore Healthcare Real Estate Summit next Wednesday, says the Columbia property has good visibility from Route 29 and feeds from a broad universe of tenants: Some (like orthopedists, primary care physicians, and pediatricians) are affiliated with the hospital, while others, like labs and dentists, serve the surrounding residential area. (It answers that age-old question: Can a dentist and an orthopedist really coexist?) |
Christian, by the way, is traveling up to Baltimore from HCP's MOB base in the Nashville area, specifically Franklin, Tenn., which happens to be the home of our writer's high school rival. Of course, that's all in the past. Still, isn't the possibility of us interrupting Christian while he's speaking to yell "Brentwood Bruins!" totally worth the registration money?
