I C SHOPPING CENTERS

You can shorten that to ICSC—we were there as its 2011 Mid-Atlantic Conference and Deal Making session at National Harbor wrapped up Wednesday.
We snapped Mackenzie's John Harrington and Ward Properties president Jim Martin checking out an aerial shot of the Boulevard at Fox Hill in Abingdon. Phase 1 includes a 130k SF Wegmans (mark your grocery lists: it opens Sept. 18), complemented by freestanding pad site units with Joe's Crab House, Panera, and PNC Bank. John tells us Phase 2 can accommodate up to 400k SF of big box and inline retail, and work on its first building begins this summer (as well as a 30k SF medical office). Jim says the project is being driven by BRAC activity (BRACtivity?) at nearby Aberdeen Proving Group; Phase 1 development was financed by $7M in recovery zone bonds.

New Regency Centers Baltimore leasing chief Jack deVilliers tells us Federal Hill's 125k SF Southside Marketplace is getting a new $5M facade. Jack has local roots, attending St. Paul's School in Lutherville. Spending time as a tenant rep broker lets him see both sides of a deal, he says, and he plans to evaluate each property on an individual basis. For example, he hopes to repurpose Valley Centre on Reisterstown Road in Owings Mills into a value-oriented fashion center, going after tenants like Dots and Rue 21. |
