Where Office Moves Quickest, For Now
Howard County office space sits on the leasing market for the shortest time among Baltimore's submarkets, says JLL's Michael Singer, but that's brand-new stuff, and activity is slowing there. Properties (mostly existing buildings) in the southern 'burbs of BWI and Columbia are being absorbed quickly, and their time on the market is likely to continue to dwindle, he says.
They're the only office submarkets with all the magic touches: Tenants are growing thanks to the NSA and tech, there's a density of qualified labor (including a pull from the DC metro), and they're easy to drive to. Plus, rents typically are lower than in the DC area.
