This Week's Baltimore Deal Sheet
A Baltimore design panel on Thursday approved the proposed $158M Midtown Gateway project to move ahead in the planning process, the Baltimore Business Journal reports.
During a roughly two-hour meeting, members of the Urban Design and Architecture Advisory Panel recommended some design tweaks but generally delivered positive feedback, BBJ reported.
Zalcho Development and architect BCT Design Group presented the first schematics for the project to the Urban Design and Architecture Advisory Panel in late June.
The plans for the project, located roughly two blocks from Penn Station along Maryland Avenue and Oliver Street, call for building 585 apartments and 30K SF of ground-level retail.
The project’s first phase calls for the adaptive reuse of a former U.S. Postal Service vehicle maintenance center into a new marketplace and retail. The University of Baltimore and Zalcho plan a five-story residential tower above the market and retail. A planned second phase involves constructing a 12-story apartment tower with a parking garage.
LEASES
Goddard School franchise owners Sandra and Ken Julian have signed a lease with St. John Properties for 12K SF at 505 Progress Drive at the 156-acre BWI Tech Park in Linthicum. The Goddard School, an early childhood education program, plans to open this latest location by the end of the year. Lacey Johansson, assistant vice president of leasing at St. John Properties, represented the landlord, and David Fritz of KLNB represented the tenant.
SALES
Prologis has paid $129.3M for four industrial properties in Anne Arundel County, the Baltimore Business Journal reports. The San Francisco-based company’s purchases in Hanover total roughly 500K SF. The deals were part of a $3.1B purchase of a 14M SF portfolio from Blackstone.

Diageo North America Inc. has listed 45 acres of land surrounding its Guinness Open Gate Brewery for sale, the Baltimore Business Journal reports. The property doesn't include the Open Gate Brewery at 5001 Washington Blvd. JLL released a sale brochure last week that sets an October deadline to sell the property.
DEVELOPMENT
Brennan Investment Group broke ground on a new industrial facility in Glen Burnie on Wednesday. Brennan expects to deliver the 80K SF building by the end of the year. Colliers is handling the project’s leasing.
PERSONNEL
Baltimore-based commercial real estate development and management company St. John Properties has promoted Cindy Thayer to vice president, controller. Thayer started working at the company in 2009 as an assistant controller. She previously served as controller and assistant vice president, controller.
