While Tim Hogan's older brother, Larry, 57, has claimed the limelight lately via his candidacy for Maryland governor, Tim flies under the radar in the real estate business Larry founded in ’85. Tim (snapped at the Cape of Good Hope in Africa) joined in '99 right out of high school, commuting back and forth to the University of Maryland, from which he graduated magna cum laude with a degree in finance.
Hogan’s focus is and always has been land. It’s the preeminent boutique land brokerage firm buying or selling land for all product types and zoning classifications. Hogan went contrarian during the downturn and ramped up its development work, aligning with high-net-worth individuals, family trusts, funds, and other kinds of equity with the patience to invest in well-located land at the bottom of the market and wait for the market to return.
It worked. Hogan’s development division, led by Tim, is running 39 projects across nine jurisdictions, each one with co-investors. The portfolio is oriented toward resi with more than 3,000 lots, plus several multifamily and mixed-use projects and a smattering of office, retail, and industrial ones. The company likes core suburban markets, where it negotiates with one or two other buyers, compared to 20 in DC. Many of its deals also are off market.
Roughly 80% of its projects are redevelopment, like the Fort Meade-adjacent Odenton Town Center, an assemblage of 10 parcels, most of them boarded-up houses. Tim’s team handles acquisitions, project management, budgeting, zoning, entitlement, environmental challenges (like engineering, water, sewer, and traffic), and supervision of land-use attorneys, engineers, consultants—the years of paperwork before a project goes vertical. The lean crew of 15 got Odenton Town Center entitled for 245 Class-A apartments, and once the site was ready for a multifamily expert, Hogan sold the gift-wrapped package to Novus Residences, a Cafritz Interests company.
Tim plays soccer (indoor and out), basketball, and softball, skis and snowboards, and is a passionate traveler who’s hit 46 countries on five continents. The baby of the Hogan clan says he has big shoes to fill. His father was US Congressman Lawrence Hogan Sr. Brother Patrick serves in the State of Maryland House of Delegates. Mom was a County Commissioner in Frederick County, and brother Matt has developed the world’s first Tree House Community in Costa Rica, Finca Bellvista.
