Midlands Developers Pivot To Mid-Box Warehousing
Midlands developers are pivoting toward mid-box warehousing amidst growing concern about a deepening shortage of small logistics units near urban areas.
Two announcements show the trend.
St. Modwen is speculatively developing three mid-box units of 54K SF, 40K SF and 25K SF at the 1M SF Burton Gateway scheme.
Work on-site is expected to start in February, with completion in autumn.
Joint agents on the 280-acre site close to the A38 are Knight Frank and Savills.
In a separate move, Commercial Estates Group, the Yorkshire-based developer, has announced an 80K SF, five-unit first phase at the £32M Vaughan Trading Estate, Tipton.
The 28-acre development will eventually total 500K SF.
Work on the first phase is due to finish later this year. CBRE and Bulleys are letting agents.
