CRE Sale Strides

The $930M sale of Boston's John Hancock Tower ranked as the top US investment sale last year, but it also typified a trend: rising transaction prices and volume in 2010, according to the latest MITcommercial property price index. In Q4, prices achieved by major institutional investors grew 11.9%—and 19.3% for the year overall. These were the second-highest jumps since the '84 inception of the index, behind 2005's 27.2% rise. On a total return basis, including net income and price gain, 2010 rose 25.2%, bested only by 2005's 32.2%. |
