Property Management Key To Sustainability. Here's Why.
Property management and sustainability: two sides of the same coin. (Or bitcoin, if you want to go green by getting rid of hard currency.) The experts at our next event will talk about both, and we asked some of our speakers for a preview. Federal Realty Investment Trust SVP Jeff Mooallem tells us the challenge in property management is always to maintain a superior level of service, including adding new technologies and capital improvements where appropriate, while maintaining a stable cost structure. It's no simple feat.
"As managers of retail properties, we're stewards of our tenants’ money in the form of operating expense recoveries," Jeff explains. "We believe real estate is a local business. It’s all about what's right for that particular asset and community." Pictured: Assembly Row in Somerville, one of the company's properties.
Samuels & Associates regional portfolio manager Jason Bansfield (on far right) tells us his company has a focus on energy modeling and intelligent automation controls. That leads to behavioral changes to properties that control consumption and cost.
"Scheduling times for lighting, adjusting temperatures to meet occupant comfort rather than industry standards, and staying ahead of forecast weather conditions are some of the steps to promote efficiency and sustainable practices," Jason says.
They also have a comprehensive preventive maintenance program. Pictured: the mixed-use Van Ness, one of the company's current projects.
