South Boston's West End Scores Another Hotel Proposal

South Boston’s West Side is a hub for condo development, but a new hotel proposal in the neighborhood shows hospitality is just as hot. 

Evergreen Property Group is abandoning plans for a proposed apartment complex at 246-248 Dorchester Ave. and wants to build a 159-room boutique hotel instead, the Boston Herald reports. The eight-story hotel would include 20K SF of amenity space featuring a pool, a fitness center and a ballroom. 

The developer won Boston Planning & Development Agency approval for a 33-unit apartment building with ground-floor retail at the site in 2015.

Evergreen’s concept shift comes as City Point Capital is building a 14-story, 159-room boutique hotel nearby at the intersection of Broadway and Dorchester Avenue. The Evergreen hotel site is part of the BPDA’s South Boston Dorchester Avenue Planning Initiative. Developers and city leaders have identified the Dorchester Avenue corridor between Broadway and Andrew stations as Boston’s next hot spot, with proposed zoning changes allowing buildings to reach as high as 300 feet.
