The Seaport's Next Hot Building

At Bisnow’s 3rd Annual State of the Seaport event on March 26, ADD Inc prez Fred Kramer (above with design partner Tamara Roy) will be a panelist and will touch on the Watermark Seaport residential building that his firm designed. This week, Skanska announced that it signed a $126M contract for the construction of the two-building complex and its 346 luxury apartments. The development—a JV partnership including Twining Properties and Skanska USA Commercial Development—will not only bring more housing to the burgeoning district, but knit together the existing  fabric of the old wharf buildings and the newly emerging Seaport District, Fred tells us.

With substantial ground-floor retail, seating, and landscaping, Watermark Seaport will help further the city plan to create a pedestrian-oriented neighborhood. The building itself has three outdoor spaces: a ground floor garden, second-floor terrace, and rooftop deck. (Water balloon fights between the terraces is not allowed.) Several floors will feature micro units with the rest traditionally sized, although smaller than in past projects. ADD Inc also designed State Street’s new Channel Center HQ for Commonwealth Ventures. This phased relo from the Financial District—which started a few weeks ago and will continue through May—will bring at least at 4,000 workers to the fast-growing Seaport.
