Weston Associates Plans 2-Building Multifamily Project In Mission Hill
Weston Associates has proposed new plans for a two-building project in Mission Hill, the latest in a series of multifamily developments to move forward in the neighborhood.
The Boston-based developer filed a letter of intent last week with the Boston Planning & Development Agency for a 218-unit project at 80-100 Smith St., a scaled-back version of plans it had previously filed for the site.
The updated proposal for the 202K SF project, located on the former lower campus of Mission Church, calls for two residential buildings: a six-story mid-rise at 80 Smith St. and a 13-story highrise at 100 Smith St. The residential units would include a mix of homeownership and rental options.
The developer initially released an LOI in 2021, but the plans were ultimately changed after requests from BPDA and abutting property owners. The initial plans had called for a 212K SF project that reached up to 17 stories.
Before Weston Associates acquired the property, another proposal for redevelopment had been approved in 2005, according to the Mission Hill Gazette. That proposal also consisted of two residential buildings along with the conversion of a nearby grammar school into additional units.
Weston Associates has also converted 90 Smith St., which lies in between the proposed buildings, into office space that is currently occupied by Harvard University's T.H. Chan School of Public Health, Universal Hub reported.
Weston Associates owns 10 properties in the Greater Boston area, including in East Boston, Lowell, Lawrence and Brockton. The company, through construction arm Garrison Construction, has renovated and developed numerous apartment units in the Northeast, according to its website.
The developer is one of several companies moving forward with multifamily projects in Mission Hill, a neighborhood that sits just south of the Fenway and Longwood areas. Blair Capital has two projects planned in Mission Hill totaling over 120 units that are going through BPDA. Wingate Development has a 115-unit project planned on Alphonsus Street, and additional projects have been planned on Tremont Street and Huntington Avenue.
