Developer Moves Forward With 2 Mission Hill Multifamily Projects
Boston-based developer Blair Capital is pursuing a pair of multifamily developments totaling more than 120 units in the city's Mission Hill neighborhood.
The developer presented plans Monday to the Boston Planning & Development Agency for a six-story, 40K SF residential development. The project at 1-4 Terrace Place would consist of 47 condo units, seven of which would be affordable, and 15 underground parking spots.
Blair Capital is also seeking BPDA approval for a six-story, 87K SF project at 110-128R Terrace St. That project would feature 80 apartments, 31 underground parking spots and ground-level retail space. The auto repair shop and three residential buildings on the lot would be demolished once the board approves the plans.
Mission Hill has several additional developments in the works. Wentworth Institute of Technology was approved in March for its new Sweeney Field athletics complex, a redevelopment of the school's athletic field. Wingate Development received approval in February for a six-story, 115-unit development at 95 Alphonsus St.
Two other projects have been proposed in the area: 1558 Tremont St., a mixed-use development consisting of 139 residential units and ground-floor retail, and 804-812 Huntington Ave, an 88K SF mixed-use development featuring two buildings of lab, research, office space and 23 residential units.
Blair Capital, based in South Boston, has done most of its work in Chicago, with developments including Saint George Plaza, a 370-unit complex in the West Loop, according to its website.
