BXP Secures 413K SF Lease Renewal At Prudential Tower

Boston's iconic Prudential Tower is the city's second-tallest building.

Marking another win for Boston's office sector, law firm Ropes & Gray has renewed its huge lease at Prudential Tower. 

The Boston-based firm signed a 413K SF lease in the iconic Boston tower, extending it through 2041, landlord BXP announced in a press release. The law firm occupies roughly one-third of the 1.2M SF office tower.

“We look forward to continuing our longstanding partnership with Ropes & Gray at Prudential Center. The dynamic Back Bay neighborhood continues to be the location of choice for leading companies, such as Ropes & Gray, to nurture their talent and grow their business,” said Bryan Koop, Executive Vice President for BXP’s Boston Region.

The law firm is the largest in the city, with over 600 lawyers working in the state. Last year, the firm announced that workers were required to be back in the office four days a week, the Boston Business Journal reported.

Ropes & Gray relocated its headquarters to the Prudential Tower in 2010 from International Place, taking up 400K SF at the top floors, the BBJ reported in 2007.

The renewal is the latest in a string of large office leases in Boston, including accounting firm PwC's 335K SF lease extension at 101 Seaport Blvd. earlier this month and Bain Capital's 378K SF lease extension and expansion at BXP's 200 Clarendon St. tower this summer.

The Prudential Tower is the tallest of the four buildings that make up the 3.6M SF Prudential Center. At 750 feet, it was the country's tallest building outside of New York when it was built in 1964, and it is now the second-tallest in Boston behind 200 Clarendon. 

Last year, MFS Investment Management renewed its 330K SF lease at the Prudential Center's 111 Huntington Ave. building, marking the city's largest lease of 2023.
