Boston Properties has landed one of the biggest office leases of the year in Greater Boston's office market.

Lexington-based Imprivata, a healthcare technology company, is moving its headquarters to 75K SF at 20 CityPoint in Waltham, Boston Properties announced Tuesday. The deal brings the 211K SF office building to fully leased, and it is a local sign of life for the nation’s largest publicly traded office landlord.

“With its modern design and rich amenities, 20 CityPoint will be a central location for us, for our employees, and for attracting and retaining the best and brightest talent,” Imprivata CEO and President Gus Malezis said in a statement.

The company will move its 550 U.S. employees to the building, connected by a second-level skybridge to 10 CityPoint, but it anticipates workers balancing flexible schedules working from either home or with customers, Malezis said.

The lease was disclosed in Boston Properties’ Q4 2020 earnings report in January, in which the landlord detailed a significant drop in profit and the sale of more than $530M in assets last year to offset losses. A representative for Imprivata declined to confirm the lease in January.

The lease is one of the largest in the region in 2021, behind Amazon's 630K SF Seaport expansion, ZoomInfo's office swap in Waltham with Cimpress and Phillips Lifeline's 80K SF lease in Framingham, according to Hunneman.
