| New York-based Liberty Property Trust, an office and industrial REIT, recently bought an industrial building at 4045 Perimeter West Drive in Charlotte for $9.75M, or about $55 PSF. Lord Baltimore Properties sold the 179k SF Building One, which was completed in March 2007. Anchor tenants include PODS, WheelPros, ETAK Systems and garden supply company Worm?s Way. About 50k SF is available. Liberty will lease and manage the property. The building offers 30-foot ceilings, with the typical bay measuring 40 by 50 feet. Rental rates average about $4 PSF. The Charlotte office of Colliers is marketing the available space; Greg Copps there arranged the building sale for Lord Baltimore. |
