Keep Tenants Where They Are
Tenants who aren't looking for large blocks of office space still have some edge, so landlords still need to be on their toes. Trinity Partner director of office leasing Rhea Greene tells us that landlords usually can't accommodate all of their existing requests in an effort to make them stay, but they can prioritize them. "Do they want TI to improve their space? Lower rent? Short-term savings? A new paper towel dispenser in the restrooms?" she asks rhetorically.
"You've got to give tenants a reason to stay, not an excuse to leave," Rhea continues. (In this regard, landlords have a lot in common with romantic comedy leads.) Along with colleague Jennifer Kurz, Rhea repped the landlord of Toringdon 6 in the successful re-up of wireless tower management specialist Crown Castle for 25k SF. Cassidy Turley's Maxwell Hanks repped the tenant.
