Stiles Plans Boutique Property For First Office Charlotte Development
In the four years since South Florida-based Stiles opened an office in Charlotte, it's completed three Publix-anchored shopping centers and a land development project here. Now it's time for a boutique office development, Stiles SVP David Lee tells us: the market is ripe for it.
Stiles is planning 300 West Summit Ave, a three-story, prototypically urban infill development in the South End neighborhood that will feature two 25k SF floor plates along with nearly 13k SF on the ground floor, and structured, underground parking. "300 West Summit’s design and amenities will blend seamlessly into South End’s young and energetic atmosphere,” David says. The area's characterized by young, educated residents who contribute to Charlotte’s growing startup scene.
The development demonstrates that for office space, the building itself isn't the only consideration anymore when it comes to attracting tenants. Neighborhood amenities are increasingly important. In 300 West Summit's case, it's within walking distance of the Bland Rail Station, and tenants can take advantage of nearby restaurants, craft breweries and existing residential communities, among other advantages.
The project has been well-received by the brokerage community, and "we're already in active discussions with several lead tenants,” says JLL managing director Charley Leavitt, who's leasing the space along with colleague Stephen Woodard. Site work has started and construction will begin next March, with completion slated for Q1 2018.
